I will be hosting a seminar in New Trier Township with Cook County Commissioner Larry Suffredin on how homeowners can appeal their property assessment and potentially lower their property tax bills. The seminar will be held on Thursday, October 11th at 6:30 PM at the Wilmette Park District-Community Recreation Center, located at 3000 Glenview Road, Wilmette.
My office brings the services of the Board of Review directly to Cook County residents in an attempt to provide more transparency and fairness in the property assessment appeal process. We are holding assessment appeal seminars in your area in the evening when it is convenient for the most homeowners. Our seminars educate the public about the appeals process and offer property owners the opportunity to appeal their assessments, provide evidence, and talk with analysts without taking time off of work and coming downtown. It is my goal to make the appeals process fair, open, and convenient to Cook County residents.
The seminars consist of a brief presentation on the assessment and property tax system followed by an opportunity for residents to receive assistance filing appeals, submitting evidence and asking Board of Review analysts any questions they may have regarding the appeal process. Once an appeal is filed, analysts from the Board of Review will review the appeal, compare the assessment to like properties within your area, and apply a reduction in assessed value if a reduction is supported. You do not need to provide comparable properties for the Board to review your assessment and most importantly, the Board of Review will not raise your assessment value or your neighbor’s in the appeal process.
Here are a few helpful reminders and tips on filing an appeal and what to bring to the Seminar:
- Please bring a copy of your property tax bills to the seminar; it has information about your property which is helpful to the staff.
- If you have refinanced your property in the last 12 months, please bring a copy of the appraisal in your refinance package. An appraisal is a very useful tool for the Board of Review in determining market value for your home.
- The only requirement to appeal a property assessment is a completed complaint form filed before the township appeal period closes. You do not need to provide evidence; Board of Review staff will find comparable property in your neighborhood when analyzing your home.
- Property owners also have the option of filing a complaint online at www.CookCountyBoardofReview.com.
- The Board of Review can only accept appeals until October 16.
